Not every home needs a major makeover before it goes on the market. The question is which changes could help, and which ones may not be worth your time, money, or energy.

Before recommending a long list of projects, I want to understand the property, the market, your timing, and what you’re trying to accomplish.

We can look at repairs, updates, presentation, and other preparation through a practical lens: What matters? What can we leave alone? Where might your resources be better spent?

As a licensed general contractor as well as a Realtor, I bring another perspective to conversations about condition and improvements. PREPARATION

We’ll make intentional choices about how the home shows, focusing on the details that matter rather than doing things simply because they’re on a standard checklist.

PRESENTATION

Photography, listing details, and the way the property is introduced should tell a clear and accurate story about the home and give buyers a reason to take a closer look.

POSITIONING

Price and presentation work together. We’ll consider how the home compares with buyers’ other choices and position it accordingly.

PROMOTION

Once the home is ready, we’ll put the marketing plan into action, creating opportunities for buyers to discover the property, understand what it offers and take the next step.

Price matters, but it’s only one part of an offer. Terms, financing, contingencies, timing, and the buyer’s ability to perform can all affect what an offer actually means for you.

There are still important details and decisions between accepting an offer and handing over the keys. I’ll help you understand what’s happening, what needs your attention, and what comes next.

CONTRACT

Once an offer is accepted, we’ll review the next steps, important dates, and what you can expect as the transaction moves forward.

CONTINGENCIES

Depending on the agreement, there may be inspections, financing, appraisal, or other contingencies to navigate. I’ll keep you informed about what’s happening and any decisions that come back to you.

DETAILS

Deadlines, documents, communication, and the practical pieces of your move all need attention. I’ll help keep the real estate side of the transaction moving and make sure you know what needs to happen next.

CLOSING

As we approach closing, I’ll help you understand the remaining steps so you’re prepared for the transition from seller to sold.

Good decisions start with good questions.

Every home and every move comes with its own set of circumstances. You don’t need to have everything figured out before we talk. These are a few of the questions sellers often have as they start thinking about what comes next.

Should I make repairs or updates before selling?

Maybe, but not simply because something is dated or imperfect. We’ll look at your property, your timing, the market, and what you’re trying to accomplish before deciding where it may make sense to invest your time and money. Sometimes an improvement is worthwhile. Sometimes leaving something alone is the smarter choice.

How do we determine the right listing price?

We’ll look at relevant sales, current competition, your home’s condition and features, and what the market is telling us. Then I’ll explain what I see and the tradeoffs of different pricing strategies so we can make an informed decision about how to position your home.

How far in advance should I contact you?

Earlier is often helpful, even if selling is still months away. An initial conversation gives us time to look at the property, talk about your priorities, and decide what, if anything, should happen before you’re ready to list. You don’t need to have everything ready before reaching out.

Can I sell my current home and buy another at the same time?

Yes, those transactions can sometimes be coordinated, but the right approach depends on your finances, timing, properties involved, and comfort with different scenarios. We can map out the moving pieces and explore possible paths before you decide how you want to proceed.

What if my home needs a lot of work?

Needing work doesn’t automatically mean you have to renovate before selling. My background as a licensed general contractor gives me a practical perspective when we discuss condition and potential. We can consider what may be worth addressing, what could be left for the next owner, and when input from other qualified professionals would be useful.

What happens if I receive more than one offer?

We’ll compare more than the prices. I’ll help you understand the terms, contingencies, financing, timing, and other considerations in each offer so you can evaluate the tradeoffs and decide which path makes the most sense for you.
