BUYING A HOME
Buying a home is about more than finding one you like. I’ll help you understand the numbers, evaluate the property, explore your options, and make an informed decision with confidence.
A home can look right and still raise important questions. I’ll help you look at the decision from several angles so you understand what you’re buying, and whether it makes sense for you.
Understand the financial picture.
Price is only part of the decision. We’ll consider the costs and financial factors that matter so you can ask better questions and understand the tradeoffs.
Look beyond the finishes.
Condition, maintenance, improvements, and potential all matter. My construction background brings a practical, construction-aware perspective to the conversation.
Consider more than the obvious path.
Some properties and transactions create options worth exploring. We’ll look at relevant possibilities, the tradeoffs involved, and where additional expertise may be needed.
Keep the decision personal.
The right home isn’t simply the one that checks the most boxes. Your goals, timing, comfort level, and longer-term plans should shape the decision.
You don’t need to know every step before you start. I’ll help you understand what’s happening, what decisions are coming next, and what questions are worth asking along the way.
We’ll talk about what you’re looking for, why you’re considering a move, your timing, and what matters most to you.
Before the search gets serious, we’ll make sure you understand the financial picture and have the right financing conversations underway.
We’ll use your priorities to focus the search, compare opportunities, and avoid getting distracted by homes that don’t really fit what you’re trying to accomplish.
When a home catches your attention, we’ll consider condition, potential, costs, and the questions the property raises.
If you decide to move forward, I’ll help you understand the considerations around price, terms, contingencies, and negotiation.
From due diligence and negotiations through the final steps, I’ll keep you informed about what’s happening and the decisions in front of you.
LOOKING BEYOND THE SURFACE
A dated kitchen, an aging roof, deferred maintenance, or an unfinished project can change how you evaluate a home. But they don’t necessarily tell you whether the property is the right opportunity.
As a licensed general contractor as well as a Realtor, I bring a construction-aware perspective to the conversation. I can help you think through the questions a property raises, consider its potential, and recognize when we need more information from an inspector, contractor, engineer, or other qualified professional.

MORE THAN ONE WAY FORWARD
Not every purchase has to follow exactly the same path. Depending on the property, the financing, and the circumstances of the people involved, there may be options worth exploring beyond a conventional transaction.
Loan assumptions, seller financing, or other transaction structures can sometimes open possibilities that aren’t immediately obvious. I’ll help you recognize when there may be another avenue worth considering, understand the real estate implications, and ask the right questions before deciding whether it makes sense for you.
Existing financing may sometimes create an opportunity worth investigating.
In some situations, the seller may be part of how the purchase is financed.
The property and circumstances may point to another structure worth exploring.
You don’t need to know everything about buying a home before we talk. Here are a few of the questions buyers often have as they begin.
Earlier than you might think. You don’t need to have a neighborhood picked out, a perfect timeline, or every financial detail figured out. An early conversation gives us a chance to understand what you’re considering, identify the questions that need answers, and figure out what makes sense as a next step.
No. We can start with a conversation about your goals and where you are in the process. When financing is part of your purchase, getting connected with an appropriate lender early can help you understand your buying power and be better prepared when the right property comes along.
What you can qualify for and what you want to spend aren’t necessarily the same thing. A lender can help you understand financing and qualification; I can help you think about the real estate side of the decision, including the property, potential costs, and how different choices fit your priorities.
We’ll pay attention to the things that can matter after the initial impression: condition, maintenance, improvements, potential, and questions that deserve further investigation. My construction background gives me another lens for those conversations, while qualified inspectors and other specialists provide the appropriate professional evaluations when needed.
Absolutely. A property needing updates or repairs isn’t automatically a good opportunity—or a bad one. I can help you think through its potential, identify questions worth investigating, and understand when additional information from an inspector, contractor, engineer, or other qualified professional would be useful.
We’ll talk through the property, the available information, your priorities, and the factors that may shape an offer. I’ll explain the real estate considerations around price, terms, contingencies, and negotiation so you understand the strategy and can make an informed decision.
